MEDICAL CAMPUS
The existing and proposed clinics, health facilities, and medical office buildings on the west side of Wood Road form the nucleus of a western anchor to the district. They also create a market for medical support office space, recreation, entertainment, senior housing, hotels, and extended stay facilities. An age-inplace community that offers a continuum of housing, services, and health care within an amenity-rich environment will help grow the medical group and provide balance to the retail and commercial development of Eastwood. The ample electrical service along Lake Lansing Road will meet the need for high quality and quantity of power required for medical facilities. Additionally, this type of housing also requires less parking and has less of an impact on local traffic.

Development types should include a variety of residential densities and housing styles, as well as high quality medical and commercial uses. The former ice arena site at the elbow of Lake Lansing Road should be redeveloped as a landmark-quality building of four to five stories to provide a well defined terminal view from each end of the Lake Lansing Road corridor. Possible uses of this development could include medical office and acute senior care.

The amenity value of the Medical Campus stems from its connection to an expanded Groesbeck greenway whose tentacles could stretch from central Lansing beyond the northern Ingham County line. The greenway could host club house and naturalized stormwater facilities, similar to the Tollgate system, flanked by market rate mid-rise condominiums, garden-style town homes, and medical office development with access to, or views of the Groesbeck Golf Course and Greenway and the proposed stormwater retention feature.

The road cross section of the western leg of Lake Lansing Road should be redesigned to provide generous pedestrian amenities, with space for community art, outdoor dining, transit, and public gathering areas. Small bay retail and commercial space, with shallow setbacks and upper story residential or office uses should line the street. The enhanced street design and infrastructure will help spur and set the proper tone for private investment in the area.
