THE FOUR CORNERS
AND NORTHEAST QUADRANT
This area generally includes the main “Four
Corners” of Wood and Lake Lansing Roads
and the parcels along the north side of Lake Lansing
Road between Towne Center Boulevard and Wood Road.
This plan recommends development of a cohesive
ensemble of buildings that include an office tower,
retail, residential, hotel (potentially extended
stay), and mixed uses. The intersection of Lake
Lansing and Wood Roads should be redeveloped as
an urban node with new buildings that bracket
the intersection and enliven the surrounding spaces.
The retail uses in the Four Corners area should
consist of specialized clusters, such as a high-end
grocery, butcher, wine shop, etc. and retail and
entertainment uses that will cater to nearby office
and residential development.
Development
adjacent to the Krispy Kreme should take advantage
of its higher elevation with taller structures
that have views of downtown and are visible from
U.S. 127. Terraced building heights can help enhance
the perceived density of the area. Creative parking
solutions will be required to achieve a deep tax
base, and higher-density urban environment. Generous
pedestrian connections and street design between
this area and Eastwood will be needed to create
a smooth transition between these different patterns
of development. The backsides of existing retail
buildings surrounding the lifestyle center should
be enhanced to enliven the streetscape and to
encourage pedestrian connections. Improvements
to, and streetscaping of, Lake Lansing Road should
help improve the flow of traffic as well as serve
a local purpose of unifying the DDA district with
high-quality urban design.
